The Posada Haus (Bottom unit) is a 2 bedroom 1 bath property that can sleep up to 8 guests. Has view of the communal pool in the back, can be seen from the kitchen, or one of the bedrooms. All other Attractions in town are open to include Schlitterbahn, Natural Bridge Caverns & Wild Life Park, Landa Park & the Spring fed pool. Directly in front of our Wundercove Cottages (Bass, Sunfish, Angler, Lago, Posada & Catfish) the water level has been reduced to a trickel. Riverbend Lake house is located on Lake Dunlap, downstream from where the Guadalupe and the Comal Rivers merge together. PLEASE BE ADVISED that on May 14, 2019, the Lake Dunlap dam broke! That is correct! The darn dam broke! As a result, the water level dropped significantly! The new dam will hopefully be completed by the summer of 2023. The lower water level has not stopped vacationers from enjoying the natural flow of the Guadalupe by kayak. This rental has several kayaks available and a small John boat to enjoy and the fishing is still great. If you have a trolling motor, bring it along and attach it to the Jon Boat. The pictures with the kayaks are an accurate representation of what the water lever looks like in the back yard. The view of the water from the porch is still pleasing and the sunsets are amazing. The Comal River and the "upper" Guadalupe were not affected by the dam failure on Lake Dunlap (i.e., lower Guadalupe). Float the Horse Shoe or anywhere along River Road. The Guadalupe River is truely a beautiful river with scenic cliffs and occasional rapids. It is no wonder why people come to NB every summer to float the river. NB also has the Comal River, a crystal clear spring fed 72 degree river. After a day in the sun on the river, escape the crowded camp grounds on River Road and return to the privacy and comfort of this vacation home. This vacation home is located 5 mls. from down town, Schlitterbahn, the Comal River, historic Gruene, live music venues and restaurants, this rental is away from the congestion and traffic of town. This 2 bedroom/one bath property is in a quiet residential area on Lake Dunlap of the Guadalupe River. New stove, dishwasher, and small appliances are in addition to the full size refrigerator. Tuesday May 14, 2019 one of three spill gates failed. This caused the lake level to drop by 60-70 percent. This has caused the main body of Lake Dunlap to revert to its original Guadalupe River shape. If you are coming to float the Guadalupe or Comal Rivers, they are a short drive (3 to 4 miles) upstream and are open for business. All other Attractions in town are open to include Schlitterbahn, Natural Bridge Caverns & Wild Life Park, Landa Park & the Spring fed pool. Directly in front of our Wundercove Cottages (Bass, Sunfish, Angler, Lago, Posada & Catfish) the water level has been reduced to a trickel. We do have a 1500 ft. nature trail that has some water holes along it that provide areas for fishing. We do have our common area hot-tubs operating. Peacock Pass, our recently expanded, vintage 1950s cabin, delivers a unique experience at Lake Dunlap. Even with our recent updates, we have worked to maintain the original feel of the cabin that has been in our family for over 40 years. The remaining bedrooms are on the second floor. One bedroom has two queens, another has two full beds, and the third bedroom has two bunk beds with XL twins. The upstairs TV room also has a murphy bed if you require additional sleeping space. All of the appliances are stainless steel kitchen aid. The house has granite counter tops in all the bathrooms as well as in the kitchen.

We are not responsible for any damages to boats or jet skis should you decide to bring them. Anything that happens in the water is not the owner’s responsibility. The peaceful retreat offers people an opportunity of being outdoors on the beautiful flowing Guadalupe River while affording family members/friends a place to sleep and enjoy wildlife (ducks, ducklings, owls, and fish) floating on the water. Bring your recreational boats, canoes, paddle/surfboards, etc and relax away from the chaos of life. (If you fish a fishing license is required.) The Retreat is fully furnished with everything necessary to relax in comfort and close enough to enjoy the amenities of New Braunfels for additional recreational fun on the Guadalupe River and Comal River (fresh water) to include tubing and tube rentals, as well as shuttles for pick up after tubing. Twelve miles north on I-35 is San Marcos with plenty of shopping at one of the largest outlet malls. San Antonio is located thirty miles south of this area on I-35. Our home has three bedrooms and two bathrooms: Master bedroom (king size bed and an adjoining full bathroom,) second bedroom (king size bed) and a third bedroom (full size bed) and a shared bathroom. There is a full kitchen with complete utensils including a coffee pot, microwave, and full size refrigerator. The living area has a television with DVD player. Of course with Texas weather the home is electrically heated and air-conditioned. The kitchen and living area is an open floor plan overlooking the deck and multiple pecan trees that shade the property. No smoking inside/outside or illegal drugs, otherwise entire deposit will be forfeited. No loud parties to disturb the neighbors. It is a quiet neighborhood and the neighbors appreciate the courtesy. Police will be called if groups get out of control. We like to respect the privacy of our neighbors. No pets are allowed inside the home or outside on the property. Relax and play at the River Bend Lake House on the Guadalupe River (Lake Dunlap). This is a great place for a family reunion! Go fishing, kayaking, or tube the river. Play Ping-Pong, arcade basketball, corn hole, or air hockey. After a fun-filled day, collapse into a comfortable king bed in the master, climb into one of 4 bunks, or a queen bed. We also have 2 pack 'n plays for the little adventurers. There is a large queen air mattress available as well (for guests 9 and 10). The house is approximately 1500 sqft. It’s a split floor plan so the master is on one side and the other 2 bedrooms are on the opposite side. Our front yard faces a small street, with the river park directly across it. Lake Dunlap’s dam broke in 2019, so the lake is just the Guadalupe River now. Still plenty of water to tube and kayak in. Thank you.* This place isn’t fancy and is an older manufactured home in a dated neighborhood. We take good care of it but it isn’t perfect, that’s part of what makes it family friendly. There are several life vests available also. We are minutes from downtown New Braunfels, the tube chute, Shlitterbahn and historic Gruene's dance hall. We are located directly across the street from Lake Dunlap. Our front yard faces the little street and the community park and lake access. We are next to the community center also. So there may be more activity in the area during certain times. We are only 5.5 miles to the famous Comal River and its tube chute as well as the Schlitterbahn Waterpark. The historic Gruene Dance Hall, where they still host live music, is only 7.5 miles away. We are only 30 miles from the SAT airport and 35 miles from the San Antonio Riverwalk and the Alamo. We are also approx a 45 min drive to Six Flags and Sea World. The large San Marcos Premium outlet mall is only 16 miles away. Our Angler Haus is a 2 bedroom 1 bath and sleeps up to 8. Angler Haus has a queen in the 1st bedroom and 4 twins in the 2nd bedroom plus a futon in the living room. The living room has Satellite TV and there is wifi. Complete kitchen to cook your meals, full bathroom with walk-in shower, toilet and sink. Enjoy the evenings in our screen porch or outside deck with bbq pit. Located on Guadalupe River at Lake Dunlap. There is common area hot tub about 20ft from Angler Haus and common area pool with another hot tub is 2 doors down behind our Lago Haus. The center of Lake Dunlap is about 300ft walking distance along the now dry cove (spillgate info below). You can bring your fishing poles or kayaks to use. The normal tubing section on the Guadalupe and Comal Rivers is about 3 to 4 miles away, a short drive. These properties are located on a very quiet cove on Lake Dunlap. It is only 3- 4 miles to Gruene, Schlitterbahn, N.B.Hist. Dist., restaurants, shops, bars, theaters, tubing the Guadalupe and Comal Rivers. The Outlet malls in San Marcos are only 15 minutes away, N.B.Airport 2 miles, San Antonio Airport 30 minutes, Austin Airport 45 minutes. As per Federal, State and CDC rules all hot tubs are closed until further notice. *** Lake Dunlap Spillgate Failure: The Guadalupe River is the source of water for Lake Dunlap. Tuesday May 14, 2019 one of three spill gates failed. This caused the lake level to drop by 60-70 percent. This has caused the main body of Lake Dunlap to revert to its original Guadalupe River shape. If you are coming to float the Guadalupe or Comal Rivers, they are a short drive (3 to 4 miles) upstream and are open for business. All other Attractions in town are open to include Schlitterbahn, Natural Bridge Caverns & Wild Life Park, Landa Park & the Spring fed pool. Directly in front of our Wundercove Cottages (Bass, Sunfish, Angler, Lago, Posada & Catfish) the water level has been reduced to a trickel. We do have a 1500 ft. nature trail that has some water holes along it that provide areas for fishing. We do have our common area hot-tubs operating. The cozy cabin is 480 Square feet and built in 1930. A queen, twin, and sofa sleeper allow for a good nights sleep. It is studio style therefore all in one room space. A fully stocked kitchen provides the backdrop for a gourmet meal or just BBQ outside. Charcoal and propane grills are available. Books, Direct TV, WIFI, various DVD's, and board games provide indoor entertainment. Lake Dunlap refers to the widest part of the Guadalupe River. This is where our property is located. Since the dam broke, March 2019, the water level has dropped. But not all the way. There is no lake anymore. We now have river front property. We are very lucky. Guests since March have been very happy. We have built a new dock. You can comfortably put chairs, layout in the sun or run and jump in the lake. There is grass covered “beach type” area in between our backyard and the river. Kayaks, Maui pad, floats, fishing equipment provide a good time. Remember, since now it is a river there is a current. The river has a depth of twenty feet at our property. Excellent fishing, especially since new dock is in place. This provides cover. New Braunfels provides so many options as far as fun things to do. Toobing from Landa Falls or The Float In is so much fun especially because of the Toob Chute! Good places to eat and shopping are available in New Braunfels and Gruene. A nice walk through Landa Park and Panther Canyon provide a nature getaway. If you need anymore info or need suggestions don’t hesitate to ask. FYI- if you put in kayaks at I35 boat launch it will take you about 1 1/2 hours paddling or 3 hours if leisurely floating. You would see everyone’s boat docks and retaining walls though since water is low. The backporch and long yard with shady tall trees greet your view of Lake Dunlap. One fire pit with moveable chairs allows for comfort during colder temperatures. Most of your time will be spent here. It's absolutely gorgeous. If you are coming to float the Guadalupe or Comal Rivers, they are a short drive (3 to 4 miles) upstream and are open for business. All other Attractions in town are open to include Schlitterbahn, Natural Bridge Caverns & Wild Life Park, Landa Park & the Spring fed pool. Directly in front of our Wundercove Cottages (Bass, Sunfish, Angler, Lago, Posada & Catfish) the water level has been reduced to a trickel. We do have a 1500 ft. nature trail that has some water holes along it that provide areas for fishing. We do have our common area hot-tubs operating. We did build a floating dock for you to share with the guests that are renting the 3 other cabins. We also have 2.5 acres of cottonwood trees to sit under and a fire pit to hang out around! You still have access to the " river", so bring your kayak, fishing rod, stand up paddle board or just a float to float around! Our cute little cottage is a park home located in a quiet and serene place along the Guadalupe River. One bedroom with one bath plus a large sleeping loft upstairs. The sleeping loft has 2 queen beds but due to a short 50' ceiling, it is designed more for sleeping and leisure activities. The loft overlooks the den, the water and property because of the large floor to ceiling windows in the den area. The den has a queen sleeper sofa. The cottage has a full kitchen with small dishwasher too. We have put a 8' x 12' deck on the front with patio furniture, a bench built into the railing and a bbq grill for your outside enjoyment. The deck overlooks the river as well. We are pet friendly but the property is not completely fenced off (only 95%). Las Palmas Tree Haus is a unique 2 bedroom 1.5 bath Tree House! Bring up to 8 guests to enjoy a much needed weekend getaway. As you step inside the tree house you will be in the kitchen, dining/living room area. The complete kitchen has pots and pans to cook meals. After a long day its time for a good night's sleep. In the first bedroom there is a queen bed, the second bedroom also has a queen bed. For the kiddos or extra guests we have two twin rollaway beds in the closets and a fold-out (sofa bed) in the living room. There is a full bathroom with sink, toilet and tub/shower combo. Each cottage has two bedrooms and one bath, kitchen, living room and a deck/patio. UPDATE: New Pool was completed August 2019 and serves the 6 Wundercove Cottages. Perfect large space around the pool to have all your guests, there is plenty of seating. Plus 2 hot tubs, one next to pool the other next to the Angler Haus cottage. Lake Dunlap had a spillgate failure causing the lake level to lower to the center part, accessible for fishing or kayaking. No boating. The repair of the dam will take a couple of years to fix. So to get to the water, you have to walk along the now dry cove where water used to be infront of the cottages. It's approx 300 ft+ from the Bass, Sunfish, Angler cottages to walk to the water's edge and do fishing or kayaking. Tubing and other water activities upstream from us 3 to 4 miles are not affected and open for business. The views from our decks or patios are wonderful! Each cottage has a patio with a barbecue pit and yard furniture. The cottages are fully furnished, just like your own home except your food and clothes. Try and finish that book you have been reading for months or soak in our common area hot-tub. This is a' Bird Watcher's Paradise' ! as well as other wild life. Sunfish Haus - as you enter this property there is a twin bed, there is bedroom beside the twin, this bedroom has a full bed. The living room has a futon and in the closet there is twin rollaway, has a full kitchen. The back has the master bedroom with queen and full bath. There is back deck with umbrella that has views of the water in the distance. (Out of all the 6 cottages, Sunfish does not have a washer or dryer) 3. Water access for swimming and fishing is provided by the newly constructed stairs and boat dock built this spring. After the May 2019 dam break, the water level is now about 3 feet deep at the dock gradually sloping to about 15 feet at the middle of the river. The photographs are current and have just been updated. Our cozy lake cottage is located 8 minutes from IH35 and 15 minutes from Schlitterbahn Waterpark and Gruene Historical District. It is 20 minutes from the scenic Guadalupe River drive down River Road. This three bedroom house built in March, 2012 is positioned on a scenic bluff overlooking Lake Dunlap with stairs that lead down to a new elevated waterfront deck and a cypress tree-covered private dock. Choose to relax on the back porch or the dock. You can also enjoy the serenity on the wooden swing hanging from the oak tree in the back yard. The three bedroom, two bath house has a fully equipped kitchen with granite countertops, open dining area, and a living room furnished with leather sofas and chair. A very nice sitting area is available on the back porch. There are two picnic tables which are located in the back yard. A large charcoal grill is provided in the back yard along with grilling utensils. Charcoal, firewood, and lighter fluid are not furnished. We limit the number of people on the property to six people. Our lake cottage will comfortably sleep from 1-6 people and 6 people is the maximum occupancy allowed. Quiet hours at night are enforced so as not to disturb neighbors. Please review the following when determining sleeping arrangements: The upstairs master bedroom has a queen-sized bed suitable for two adults. The additional upstairs bedroom has a full-sized bed accommodating two people. The downstairs bedroom also has a full-sized bed accommodating two people. If needed for additional children the living room has two sofas one of which is a pull-out sleeper sofa that will accommodate two people. The downstairs bathroom has a large 4 foot shower and is equipped with a washer and dryer. The upstairs bathroom has a single whirlpool bathtub. The lake house has a wheelchair ramp front entrance for easy access into the house. Please note that to access the water you must use the staircase. Cloud 9 Tree Haus is a unique 1 bedroom tree house. The appointments in this tree house are too unique to describe in words, so we let the photos tell the story. Sleep 2 in the walk-up loft in a queen bed, for the 2 additional guests you bring we have a fold-out full and a fold-out twin in the galleria style living/dining/kitchen space. The kitchenette has pots and pans to cook meals on a double burner, plates, cups, silverware. Other appliances include mini fridge, microwave, toaster over and regular coffee maker. Take your morning coffee, breakfast, lunch, dinner or watch the sun set from the covered patio. The bathroom has a step-in shower, sink and toilet. There is outdoor furniture, charcoal BBQ grill and fire pit underneath the tree house. Cloud 9 Tree Haus is one of four tree houses around the shared pool. In addition to the tree houses we have the Lodge and two suites. You will have access to the shared large walk-in swimming pool, cabana, mini children's playground and hot tub. There is plenty of seating outside and each of our properties has their own bbq grills. As you step into the pool it starts shallow and gets deeper so all ages can enjoy. The swimming pool has 17 swim up bar stools, sorry no bar tender! Bring your own drinks and refresh yourself. The Guadalupe River at Lake Dunlap is a short walk down the hill where you have access to only fishing or kayaking. Lake Dunlap has water running at the center but it did have a spillgate failure (May 2019) which caused the Lake level to lower, may take a few years to fix. Tubing is upstream from this property about 3 to 4 miles and the rivers are not affected by the spillgate failure. As per Federal, State and CDC rules all hot tubs are closed until further notice. It's from 2 to 4 miles to most attractions to include Schlitterbahn Waterpark, Gruene & Gruene Hall, Floating the Rivers, Shops, Restaurants, Wineries and much more!
